Estate Sales Help And Information

Estate Sale : What is it - What do we do - How can we help you
-------------------------------------------------------------------------------------

An estate sale is a type of garage sale , yard sale or auction to dispose of the majority of the materials owned by a person who is deceased or will be moving. Estate sales are usually conducted by a professional, for a percentage of the revenues. This is because the scope of the process is usually overwhelming to the survivors, and for the specialist's experience with pricing antique items, his or her following of customers, and the specialist's experience in disposing of unsold goods in an unsentimental manner after the run of the sale. Antique and collectible dealers use estate sales as one of their more important wholesale sources. Estate sales are typically 1 to 3 days long, often with a price reduction toward the end.

Where the survivors of the deceased cannot agree to the disposition of tangible property , a court may order those goods to be sold in an estate sale with the proceeds to be divided between the survivors. Such a sale and division may also be mandated in the will of the deceased.

How Can We Help?
---------------------------

It's simple. Because we help with your home projects already, we've been moving your unwanted goods for years. Be it a kitchen cabinet's you've just removed - right on down to the stuff you have stored in your basement.

We use the internet and our contacts to help you get rid of the things you just don't have space for anymore. Dining Room Suits, Master Bedrooms, and Antiques ... Etc ... Just about anything you'd like removed.

How Does It Work?
--------------------------

Leave it to us - All we ask is a signed agreement for 30 days - and a usual commision of 25% off the top - Nothing in advance. If we can't sell it within 30 days - you can do as you see fit. You pay nothing!

What We Do To Sell Your Goods
--------------------------------------------

1st - We send a representative over take photo's of the item(s) you like to be sold. They will also take note of any model numbers or special markings of the item(s) to assist the potential buyer in making a decision. We will then take note of the description of the items(s) to be sold, so we can advertise the goods according to your specifications. We will then talk with you - about your basic asking price - and how negotiable it is. We will naturally go for the max - to get you your top dollar and our top commission but we always must leave room to play for both parties.

2nd - We now go through our list of your items wanted by our clients, and or recommend your goods to potential buyers with a specific style and taste. At the same time, we advertise your items to countless online estate sale and items for sale categories. We respond to all reply's and arrange with you, to see the item(s) up for sale.

3rd - After Sale - We can arrange with the buyers, a means of transporting the newly acquired goods. We have many options of delivery that will suit your needs and time schedule. And that's pretty much it :)

Carefull Kitchen Demo And Prep .... What's a Carefull Demo? A carefull demo is when your friend wants to keep what is removed from the room being taken out. In this case, we had more than just a kitchen to worry about .... the next room ( The Dining Room ), was made entirely out of mirrors! As seen in photo " During 09 ". The only thing that separated the kitchen from the dining room, was a thin sheet of drywall, a few studs, and these counters. One mistake, would have led to thousands of dollars worth of damage! Bring It On :P

Painting A Small Office .... A friend of mine just moved her small office from a second floor location to this new location. As you can see, the walls needed a little prep and plaster work, before we can apply the paint.

Reinforcing A Basement With Cement .... A friend of mine had her basement inspected because of what looked like possible water damage to the walls of her just recently purchased home. The inspector told her that the dark spots along the floor of her foundation was not leaking, but because her basement is below ground level - he suggested that we reinforce the walls above the floor - 24 inches high and 2 inches thick of cement.

A friend of mine runs a elderly home. The bathroom was a real disaster, we had to totally gut it and rebuild it. The photo's in this section, are not that great because I forgot my regular cam and took these with a cell cam. I also did not include the before photo's because I'm sure you can already imagine the bad condition already - so it's not necessary. Here's what we did :)

A hole in the ceiling (2X3 feet), caused by water damage, needed to be closed up. A plumber already had fixed the leak. What we did, was make the hole alittle bigger to expose the beams required to hold our drywall up. We then reinforced the ceiling to make sure there would be no sagging once we've completed the repair. This was a typical repair, the only thing that made it a little harder was the incredible light fixture that was located directly next to the hole. As you can see, there is almost no possible way to cover this fixture, so we just have to be extra careful. The other thing that was out of the ordinary, was the ceiling was actually double drywall (usually only single), this must have been done to act as a better firewall shield, and a noise reduction shield. Three hours later, we were done. All that's left to do after drying, is a light wet sand before painting :)

There was a little pressure on me. My friends condo above still was not sold, but the person that did look at it before, was coming for another look - In 2 Days! The condo was in pretty good shape to begin with, asides from some nail holes from photos, and a few other bumps and bruises ... and a few of the door frames were chewed by her nasty little dog. All it needed was 2 coats of fresh paint and a good clean up. The ceilings are ceiling flat white, the walls are off white, and the trim is super white semi gloss. Unfortunately, I forgot to bring my crappy cam/phone with me to show you the before photos due to the big rush. Good News! Last reported - The condo was Sold! :)

This project was a Biggy! The project consisted of 1st removing the moldy carpeting, exposing the cracks in the basement floor to find the cause of the floors raise in certain areas. Then, we had to fix the problems. This required smashing the cement floor where the cracks are, creating a Sub Pump drain and then re-cementing the holes we created. We did this by hand! With a Sledge Hammer! - Next time we are using a Jack Hammer - This was Tough!

This was a fun project :) The old deck was falling apart and much too small. We had to think of a way to enlarge the deck and maintain privacy. We came up with the idea of building a main upper deck with a privacy fence, and a mini deck that would allow you to come down onto the yard without redoing the straight down stairs as was previously installed. While this does not actually save any space per square foot, it does allow the rest of the yard to be enlarged. Take a look at what we did :)

I had to remove the old cracking ugly vinyl from my friends Baie D'Urfe home entryway. She wanted ceramic tiles installed instead. Before I could do that, I had to prep a little first. Once the vinyl was removed, I had to cement glaze the sticky glue tar and even everything up.

As we are helping our friend redo his home in St. Leonard, his wife really did not like the exposed cable and phone wires in the family room. So, before we painted this room, we had to remove the floor boards and make a slot in the walls to conceal the wiring. After this was done, we proceeded to finish off the rest of the painting project. Take a look at how we did it :)
